Hi all: I hope your weekend is off to a good start. There's an interesting phenomenon going on. The buyer is returning to the market! I don't know about you but I've received several referrals lately from my favorite realtors to buyers (mostly first-timers) who are out looking at homes. Last year, I did 3 (count them) transactions for purchases. Currently, I have one purchase scheduled to close in a week and have pre-qualified two other buyers so they can start looking.
I'm not sure we'll see the boom times again for a couple more years but am encouraged by the uptick in activity and the more positive outlook by the realtors I know. I expect this to be a much better year for purchases. I think the fact that home prices have dropped, interest rates are still very low and the new $8000 tax credit for first-time homebuyers definitely helps.

Congrats-I'm happy you are starting to see the buyers pick up. Here in our area we have seen the market pick up. I hope it continues and we all have a great year.
Only time will tell, but perhaps the lower interest rates and the $8,000 tax credit will prompt more activity.
I'm finding the same "uplift" in my area...just since Feb. 2/3, though. Interesting!

Paul -- It takes a big man to admit that. I did better....BUT NOT BY MANY!
Here's the crazy thing about my current mindset. 2009 could be the best in my six-year career. This wave of activity is supporting my belief. I've got multiple offers on two of my listings and many clients in the cue. Hopefully, this isn't Fool's Gold.

Not a moment to soon too. I agree that the tax credit is helping, if nothing else it's getting them looking. Now all we need is the banks to start lending money again without requiring your 1st born and blood type.
